A block-long row of mixed-use, three-bedroom, elevator flats was created near Chicago’s Kennedy Expressway. It includes 37 residential units and 4 storefronts. The existing property was zoned for manufacturing – permission was granted through the Zoning Board of Appeals process. The tight sight had limited parking. M&V Architects worked with multiple City departments to provide re-worked curb setbacks on adjacent streets for extra parking beyond that required on site as this was an Alderman’s requirement for approval. The local neighborhood association’s only request was to reduce the overall height to a set limit – resulting in lowering the tower elements. This quickly brought us to the production drawing stage, a successful permitting process, and a smooth construction sequence.
