Sam Marts has been designing Chicago Renovations for decades. We are particularly good at maximizing the potential of a given structure so that new lifestyles can be accommodated in 19th/20th century buildings.

A gut-rehabilitation of a residential two-flat into a custom single-family residence in the heart of Roscoe Village.

Hermitage Cottage Renovation: Window pass through Hermitage Cottage
This is a brick cottage with a frame addition and then a brick addition. The two additions had been a separate apartment. This project combined the entire house into one unit.

Green and Historic: Design elevation Green and Historic
This house won a 2012 Chicago Landmark award for best residential design. Located in Ukrainian village this house started as a single family house. The widow converted it to a two-flat and when our clients found the house it was five apartments. We reimagined the structure into three apartments. The basement was lowered to create two duplex units. The clients wanted to add several green features including three geothermal heating units.

This loft has windows along one side, so a translucent wall was designed to frame the dining table, and the kitchen was lifted up on a stage to look over the top of the living spaces.

Two small bedrooms were combined to make a galley kitchen with booth seating.

The living room will be a double-height cubic volume. The fireplace is the anchor of the room and house. Additional timbers will form the mantle and balcony railing. The kitchen is adjacent to the living room and her home office will overlook the tall space.
